SPRING MAINTENANCE – WATER DAMAGE

This time of year, it’s important to brush up on water damage prevention. You may think that you don’t need to worry about weather-related damage when temperatures rise. However, spring showers are in full swing. Pay attention to your roofline, attic and basement. These areas often are the first to be affected by weather-related water damage. Check appliances, water pressure and everything else that you haven’t worried about since your pre-fall maintenance checklist.

Appliances:

Maintain all of your appliances to avoid water damage. When you run an appliance, take the time to observe it. Watch for leaks below, behind and around your appliances.

Hoses:

Check your appliances’ hoses to make sure they’re damage free. Your washing machine, dishwasher and other water-guzzling appliances all have attached water hoses. They’re often located behind your appliance.

Leaks:

Check for leaks on a regular basis. When you find a leak, don’t forget to trace its source. Leaks aren’t always straightforward.

Water Detection Device:

If you’ve never heard of water detection devices, they’re designed to alert you when excess water is present. Place these devices in areas of your home that are highly susceptible to water damage like your attic and basement. During spring showers, it’s especially important to ensure you’re not collecting water.

Water Pressure:

Keep your water pressure lower than you think. High water pressure can cause damage to your pipes. If your water pressure is above the 40-60 psi range, consider lowering it. Water pressure gauges are easy to find at your local home improvement store.

Water Bill:

Monitor your water bill and investigate unexplainable spikes. The cause could end up being something more serious than house guests. A high water bill may mean that you have leaks

Water Shut-Off:

Locate your water shut off valve. It’s important to know how to access it in case of an emergency or if you need to make repairs.

Watch for Signs of Water Damage:

Water damage can be difficult to spot but there are a few sure signs that indicate trouble.

Ceiling Stains: Yellow or gray marks on your ceilings and walls are caused by water damage.

Sinking Floors: Changes in your flooring like sinking, a spongy feel or gaps in your floorboards may be a sign of water damage.

Mold: If you see mold, you definitely have water damage. It needs moisture to grow so it’s important to eliminate the source of the excess water. You might also need to use your nose to find mold since it’s not always in the most obvious spaces. Mold gives off a musty or damp odor.
